
The Institute of Architects Bangladesh on Monday urged that authority to suspend the Detailed Area Plan until a new one or a revised DAP in places.
The IAB made the urge at a press conference to share architects views and their expectations at the National Press Club in the capital.
The IAB president Khandaker Shabbir Ahmed said that there were several major ruffles in the prevailing DAP, which was finalised in an intransparent process creating discrimination and a scope to destroy green area, wetland and flood-flow zones.
The prevailing DAP restricts building height to control population, which might curb people’s fundamental rights like housing, he said, adding that the height restriction would increase house rent, flat prices and land prices as well.
Mentioning if the authority can ensure public utilities, the population is not any problem, he explained, ‘Over population is a problem but management is crucial one.’
The IAB has been protesting against the new DAP formulated by the Rajdhani Unnayan Kartripakkha, which reduced the floor area ratio or the building height.
A majority of the areas, the DAP restricted building height maximum commonly six-storeyed.
The Bangladesh Institute of Planners, however, welcomed the density controlling measures taken by the DAP, mentioning, ‘Population density is a severe problem in the city to ensure services that make Dhaka as one of the top unliveable city in the world.’
The IAB general secretary Nabi Newaz Khan and other IAB leaders and a number of architects were present at the press conference.
They demanded the government to follow the earlier DAP until the new one was prepared or it was revised.
